Mississauga's condominium market is really three markets. The largest is City Centre, where towers built from the 1990s through today surround Square One and the Hurontario LRT corridor. The second is the older stock along Burnhamthorpe, Hurontario and Dundas in Mississauga Valleys, Applewood, Cooksville and Fairview, where buildings from the 1970s and 1980s trade on larger floor plans and lower prices per square foot. The third is the lakeshore, where Port Credit and Lakeview are adding new waterfront buildings on former industrial land.

Maintenance fees, building age, parking and what the fee actually covers matter as much as the asking price in this city, because a large older suite with heat and hydro included can cost less to own than a newer one that looks cheaper on the listing. Where the condos are

City Centre holds the largest share of condominium apartments in the city and nearly all of the new construction. Hurontario and Cooksville follow along the LRT line. Central Erin Mills has a cluster near Erin Mills Town Centre and Credit Valley Hospital. Mississauga Valleys, Applewood, Rathwood and Fairview carry the older tower stock. Port Credit, Lakeview and Clarkson hold the lakeshore buildings, and Erin Mills and Meadowvale have low-rise and mid-rise complexes tucked into their neighbourhoods.

What to check before you offer

Ask for the status certificate early. It tells you the reserve fund balance, any special assessments, pending lawsuits and the rules on pets, rentals and renovations. Confirm what the maintenance fee includes; in older Mississauga buildings it often covers heat, hydro and water, which changes the real monthly cost. Check parking and locker ownership, since some are deeded and some are exclusive-use common elements. Look at the building's age and window and balcony work, which are the large capital items in the towers built before 1990.
