The homes here are those a listing brokerage reports as new or as built inside the past five years, meaning recent resales and the builder stock that gets listed on the MLS®, not a registry of pre-construction projects. Mississauga is a built-out city, so its new housing is either infill or redevelopment. Lakeview Village on the former generating station lands is delivering its first phases of towns and mid-rises, Port Credit's waterfront on the old refinery site is following, and City Centre keeps adding towers. The Ninth Line corridor west of Churchill Meadows, annexed from Milton in 2010, holds the city's last subdivision streets, and Meadowvale Village and Lisgar have recent phases. Custom rebuilds in Mineola, Lorne Park and Lakeview replace 1950s bungalows lot by lot, and stacked towns rise along Lakeshore Road East and in Cooksville. Buyers want a warranty and finishes they will not need to redo. Ask the REPG team what the builder's closing adjustments looked like on a given street.

Warranty, HST and the builder's contract

A home under five years old should still carry part of its Tarion warranty, which covers workmanship and materials in its first year, the envelope and mechanical systems through year two and major structural defects through year seven, and the coverage stays with the house when it resells, so request the enrolment number along with any claims history. Buying directly from a builder brings HST into the price, and most builders credit the new housing rebate inside the contract; a resale of a home someone has lived in normally carries no HST. Builder agreements also list adjustments on closing for development charges, utility meters, tree planting and Tarion enrolment, which can add thousands beyond the price, so have a lawyer cap them before you sign. On a new condominium, learn the difference between interim occupancy and final closing, because you pay an occupancy fee to the developer until the building is registered.

New homes in an older city

Lakeview Village is the largest project, planned around a new waterfront park, a cultural district and a mix of towns, mid-rises and towers over the coming years, with early phases in occupancy and later ones still under construction. Port Credit's west waterfront is being rebuilt on similar lines around the marina. Both are worth watching on this page as resales begin. The Ninth Line lands and the newest corners of Churchill Meadows and Meadowvale Village offer detached and townhouse builds that come with a garage and a proper yard. In Mineola, Lorne Park and Lakeview, the new house is often a custom two-storey replacing a bungalow, sold by the builder after completion. Ask whether the sale is an assignment, which carries its own tax and lender rules.

Questions people ask about New construction homes in Mississauga

Does this page show pre-construction homes in Mississauga?

No. It shows homes whose listing reports them as new or five years old at most and that are for sale on the MLS®, which includes builder stock that has been listed and recent-build resales. Pre-construction projects sold from a sales centre never reach the board and are absent here.

Will Tarion still cover a two-year-old Mississauga home I buy resale?

Yes. Coverage stays with the house and not with the original purchaser, so whatever remains of the envelope, mechanical and structural coverage passes to you. The seller should hand over the enrolment number, the report from the pre-delivery inspection and any claims, and check the dates so you know what remains.

How does HST work on a new Mississauga home?

When the seller is the builder, HST forms part of the transaction and the builder usually takes assignment of the new housing rebate and prices accordingly, though the rebate has conditions. A resale from an owner who lived in the home is generally exempt. An assignment of a builder's contract can be taxable, so get tax advice on that route.
