Months of inventory tells you how much leverage you have; days on market tells you how fast you must decide. When both stretch, conditions come back into offers, and patience starts getting paid.

The list-to-sold ratio is your pricing honesty check: when it slips below 100%, ambitious asking prices are being negotiated down, not chased up. Price to the sold data, not to the neighbour's listing.

Aggregates from TRREB MLS® data; months finalize mid-following-month; communities under 5 sales are withheld. Market-conditions readings derive from months of inventory (active listings ÷ monthly sales) using the standard broker heuristic: under 4 months favours sellers, 4–6 is balanced, over 6 favours buyers.
