Townhouses whose MLS® listing carries a blank condominium-fee field and no common-element charge are collected here, with the grid filled from the feed the moment you open it. Freehold means you hold the lot and the building outright, with no corporation maintaining the exterior, though a POTL charge tied to a private lane or a shared visitor parking court can still show on the listing and deserves a check before you assume the row is fee-free. In Mississauga the freehold rows date mostly from the 1990s onward: the streets of Churchill Meadows, Lisgar, East Credit and Meadowvale Village, the Hurontario corridor north of Eglinton, the infill rows of Cooksville, Streetsville and Port Credit, and the newest blocks in Lakeview and Dixie. A few older freehold rows survive in Malton and Mississauga Valleys. Buyers are young families and downsizers after a garage and a basement with no monthly fee attached. Stan Bernardo's team can confirm from the listing documents whether a lane charge applies.

POTL, private lanes and what fee-free means

A parcel of tied land, usually shortened to POTL, is a freehold lot bound to a modest common-elements corporation, one that holds the private road, the guest parking and occasionally the water service beneath the lane. The monthly charge pays for snow clearing, lane repairs and insurance on those pieces, and it is no condominium fee in the usual sense, but it is a fixed cost and your lawyer will register your share of the corporation on closing. Many rows in Churchill Meadows, Lisgar, Hurontario and Cooksville were built this way because the city never assumed the lane as a public street. A freehold row fronting a municipal street, as in East Credit, Streetsville and the older Malton rows, carries nothing of the kind. The listing may or may not spell out which arrangement applies, so request the survey and the parcel register before your conditions expire.

Rows by neighbourhood

West of Winston Churchill Boulevard, Churchill Meadows has the largest concentration, three-bedroom two-storeys and three-storey plans with a built-in garage from the 2000s, close to the community centre and sports park on the Ninth Line side, and to Ridgeway Plaza. Lisgar and Meadowvale Village add similar rows near Lisgar GO and the Levi Creek trails. East Credit and Hurontario carry the 1990s versions with slightly wider frontages. Streetsville's rows sit near the village shops and the GO station, and Port Credit's near the harbour and the Lakeshore West line. Cooksville, Lakeview and Dixie have the newest freehold and POTL rows on infill sites. Wherever you look, ask whether the garage is a single or a tandem and where guests park.

Questions people ask about Freehold townhouses in Mississauga

Does a freehold townhouse in Mississauga ever carry a monthly fee?

Sometimes. If the row fronts a private lane, a POTL charge can apply for snow removal, paving and shared lighting, even where the house is freehold in title. The listing usually notes it, but not always, so the team confirms it from the documents. A row fronting a municipal street has no such charge.

What am I responsible for in a freehold row?

Everything on your lot: the roof, the windows, the exterior walls and the yard, along with the party walls you share under any easement registered on title. There is no corporation to call, no reserve fund and no status certificate, which is the trade-off for paying no fee. Budget as you would for a detached house.

Is a freehold townhouse a better buy than a condo townhouse?

It depends on how you weigh cost against control. A freehold row leaves you in charge of the maintenance and free of a monthly fee, while a condominium row folds the exterior upkeep into a fee and adds rules. The freehold rows are newer on average in Mississauga, and the condo rows in Meadowvale and Erin Mills are larger inside. Compare both before you decide.
