This page gathers Oakville homes whose listing brokerage records them as either never lived in or completed within the previous five years. That covers two things: recent-completion resales, houses and condos alike, and builder inventory that a brokerage has placed on the MLS®. Pre-construction projects are not listed here, and buildings still on paper will not show. In Oakville that means the northern subdivisions above Dundas Street: Glenorchy between Neyagawa and Trafalgar, Joshua Meadows east of Trafalgar toward Ninth Line, and the newest phases in the northwest near Bronte Road and Tremaine. It also means the condo towers of the Uptown Core and the Dundas corridor, and the custom infill houses that keep replacing postwar bungalows in Morrison, Southwest Oakville and Old Oakville. Buyers want warranty, modern systems and no renovation, and accept smaller lots for it. Stan Bernardo's team can go over what the Tarion warranty still covers on each home.

Warranty, HST and what transfers

Ontario builders must enrol each new home with Tarion, whose warranty starts on the first possession date and covers different items for one, two or seven years. When you buy a resale within that window, the unexpired portion follows the house, so ask the seller for the certificate of completion and possession, any outstanding claims and the pre-delivery inspection. A purchase straight from the builder attracts HST; the figure quoted on the MLS® normally has the tax built in, with the federal and provincial rebates signed over to the builder provided the home becomes your or a family member's residence. Purchasers who intend to rent the home out usually fund those rebates at closing and recover them through a separate application later. Resales of lived-in houses, even ones only a few years old, generally carry no HST.

Closing costs particular to new builds

Builder agreements in North Oakville carry adjustments on closing that resale purchases do not: increases in development charges, boulevard trees, the driveway's asphalt, meter hookups, Tarion enrolment and a park levy, often capped in the agreement if your lawyer asks. Grading and sod may not be finished for a year, and the driveway may stay gravel until the builder's paving cycle. In new condominiums at the Uptown Core, budget for interim occupancy before the building registers and for the first-year budget correction. Also check what the subdivision agreement holds: the town has plans for the streets and schools in Glenorchy and Joshua Meadows that are still being built, and the boards reportedly assign students to holding schools until new ones open.

Questions people ask about New construction in Oakville

Which parts of Oakville are still being built out?

North of Dundas Street, in Joshua Meadows, Glenorchy and the lands between Bronte Road and Tremaine Road, with condominium towers around the Uptown Core and the Dundas corridor. South of the QEW the new homes are custom rebuilds on single lots in Morrison, Eastlake, Southwest Oakville and Old Oakville, usually one at a time.

Does Tarion coverage carry over when a recent build is resold?

Yes, if the home is inside the warranty periods, which start at the original possession date. Coverage transfers to later owners automatically, so a house possessed two years ago still has its systems coverage and most of the structural coverage ahead of it. Ask for the original possession date and any claim history from the seller.

Are builder inventory homes cheaper than pre-construction?

Not necessarily, and this page does not compare prices. An inventory home is finished or nearly finished, so you can see what you are buying, close within months and avoid the risk of delays. Pre-construction offers more choice of lot and finishes and a longer wait. Builders release inventory when a purchaser defaults or when a phase nears completion.
