The listings here report a blank in the fee field, condominium and common-element alike, which is how the feed identifies freehold ownership. One caution before you rely on it: a parcel-of-tied-land townhouse is freehold too, and its small monthly road fee is sometimes left out of the fee field, so read the listing and ask. Oakville's freehold rows are concentrated between Upper Middle Road and Dundas Street, in Westmount, River Oaks, Bronte Creek and West Oak Trails, put up from the late eighties onward with a garage in front, three bedrooms up and a fenced yard behind. Above Dundas, Joshua Meadows and Glenorchy contribute rear-lane and three-storey freehold rows, a good share of them POTL. South of the QEW the freehold townhouse is scarce and mostly infill near Kerr Village and Bronte. Owners here take on their own roof and windows in exchange for no monthly fee. Stan Bernardo's team can confirm the ownership form before you offer.

Freehold means you own the outside too

With a freehold townhouse you hold title to the land and the whole structure, party walls included, so the roof, windows, furnace, driveway and fence are yours to maintain and replace, and there is no corporation to approve or pay for it. That is the appeal for buyers who have owned a condo and want out of monthly fees and rules about decks and paint colours. It also means budgeting for the big items yourself: a row from 1992 in River Oaks may be on its second roof and its original windows, and the neighbours will not share the cost of your half. Party-wall agreements and shared-driveway easements are registered on title, so have your lawyer obtain the parcel register and explain what you and the adjoining owners each owe.

POTL fees and how to spot them

A parcel of tied land looks like a freehold row and is one, but the private road, visitor parking, street lights and sometimes a playground belong to a common-elements condominium that every owner must join, with a monthly charge covering snow clearing, paving and the reserve. The fee is typically small compared with a condominium townhouse but it is real, and listings frequently omit it. Look for words like POTL, common elements, private road or road fee in the description, ask for the common-elements declaration and budget, and note that a status certificate applies to the common-elements corporation just as it does to any other condominium.

Questions people ask about Freehold townhouses in Oakville

How can I tell a freehold townhouse from a condo townhouse on a listing?

Look at the fee field and the ownership type the brokerage entered. A condominium townhouse shows a monthly maintenance fee and a unit number; a freehold shows no fee. A POTL row may show a small fee or none, with the road arrangement mentioned in the remarks. When in doubt, ask for the deed or the parcel register.

Which Oakville neighbourhoods have freehold townhouses?

Bronte Creek, West Oak Trails, River Oaks and Westmount hold the largest number of freehold rows, dating from the late eighties into the 2000s. The newest phases out toward Tremaine Road, together with Joshua Meadows and Glenorchy, add newer freehold and POTL townhouses, and a few infill rows sit near Kerr Village, Bronte and Old Oakville.

Do freehold townhouses in Oakville have a maintenance fee?

A true freehold townhouse has none, and every exterior cost is yours. A freehold townhouse tied to a common-elements road corporation carries a monthly fee for the shared road and services, which the listing should but does not always disclose. Ask for the fee, its inclusions and the most recent budget before comparing it against a fully freehold row.
