Ravine lots and Conservation Halton
Most of Oakville's creek valleys sit inside Conservation Halton's regulated area, which means work near the valley rim or within the floodplain, including decks, sheds, pools, retaining walls and even some landscaping, reportedly requires the authority's permit on top of the town's. The listing rarely says so, but the authority's mapping does, so check the address before you plan a walk-out addition or a new patio. Ask the seller about slope stability, erosion, any geotechnical report from the original build, and whether water has ever pooled in the rear yard. Insurance can price a ravine lot differently.
