Morrison, Oakville

Morrison detached homes for sale

Detached houses are the whole of Morrison. The original stock is 1950s and 1960s ranch bungalows, split-levels and the occasional Cape Cod, often with attached garages, breezeways and big living-room windows facing the trees, and a fair number remain intact behind new front doors. The 1970s and early 1980s added larger two-storeys on the interior streets, and since roughly 2005 custom builders have filled Morrison Road, Chartwell Road, Devon Road and the lakeside courts with new houses in stone, brick and stucco, generally with elevator shafts roughed in, home theatres and heated garages. When looking at an original house, expect to pay for the land and treat the building as a bonus, and check whether the lot sits in Conservation Halton's regulated area near the ravine or the shoreline bluff, and whether mature trees are protected under the Town's tree by-law. On a rebuild, ask for the Tarion coverage, the permits and the survey.

Questions people ask about Morrison

What lot sizes are typical in Morrison?

South of Lakeshore Road East, half-acre and larger parcels with hundred-foot frontages are common and some lakeside lots are far bigger. North of Lakeshore, frontages of sixty to eighty feet with deep back yards are the norm, and only near Maple Grove Drive do lots drop to fifty feet.

Do Morrison houses need special inspection for erosion or lake exposure?

Lakefront properties do. Shoreline bluffs erode, and Conservation Halton regulates anything built close to the top of the bank, so a geotechnical opinion, a look at any shore protection and a review of the setback rules should precede an offer on a waterfront lot. Interior lots need only the standard checks plus a creek-proximity review.

Are new custom builds in Morrison covered by warranty?

A house built by a registered builder and sold new carries Tarion warranty coverage for defects, water penetration and structural issues over set periods. A house an owner built for themselves may not, so ask who pulled the permits, obtain the occupancy documents, and have your lawyer confirm the warranty status.
