Falgarwood

Falgarwood occupies the block of east Oakville lying immediately east of Trafalgar Road, with Upper Middle Road East on its north side and the QEW along its south edge. Its eastern limit is roughly Eighth Line, though some maps push it toward the Morrison Creek valley, and locals often lump it together with the older Iroquois Ridge South name that appeared on listings before the current community list. Sheridan College faces it from across Trafalgar.

Nearly everything in Falgarwood dates from about 1965 to 1980, and the builders of that period favoured the sidesplit and the backsplit, so a large share of the stock has a sunken family room, a raised living room and three or four bedrooms up a half flight of stairs. Straight bungalows and centre-hall two-storeys fill in the rest, mostly brick with an attached single or double garage. Frontages of roughly fifty to seventy feet with deep rear yards are typical on Falgarwood Drive and the crescents around it, and pie-shaped lots at the ends of the courts can be wider still. Renovation has changed the look of many streets: some houses carry a second-storey addition over the garage, others a full modern rebuild behind the original setback, and a growing number have been replaced outright with larger two-storeys. Interior lots backing onto the Morrison Creek valley are the prized ones. Expect original houses to need windows, insulation and electrical updates, and aluminum circuits may lurk in the earliest phases.

Oakville GO is the neighbourhood's big transit advantage: it sits just southwest, across the QEW near Trafalgar Road and Cross Avenue, and its Lakeshore West trains need roughly thirty to forty minutes to Union Station depending on stops, with frequent all-day service as of the current timetable. Drivers reach the QEW at the Trafalgar interchange within a couple of minutes, and the 403 branches off toward Mississauga and the airport a short way east. Oakville Transit buses run along Trafalgar Road and Upper Middle Road on the neighbourhood's edges, linking the GO station with the Uptown Core terminal up at Dundas, though service into the interior streets is thinner. The flat local streets make for easy cycling, the Morrison Creek trail offers a car-free walk south, and Sheridan College is a walk rather than a drive for the students who rent rooms here.

Falgarwood Public School, an HDSB elementary school inside the neighbourhood, is the natural first choice for most addresses, and the public board's secondary assignments here are split between Iroquois Ridge, the high school up on Glenashton Drive, and Oakville Trafalgar, the one south of the highway, so the exact street matters. HCDSB, the Catholic board, has its own elementary and secondary assignments, and French immersion runs at designated schools in each board, while Viamonde and MonAvenir, which teach in French, collect pupils by bus for their own Oakville schools. Every board redraws its lines occasionally, so confirm any address on the board locators rather than relying on a neighbour's experience. Sheridan College's Trafalgar campus, with its animation, business and trades programs, is across the road, and that proximity shapes the rental demand on nearby streets.

Falgarwood Park and the smaller parkettes tucked between the crescents cover playgrounds, a ball diamond and open lawn, and the Morrison Creek valley gives residents a wooded walking route that feels far from the QEW despite being minutes from it. The Iroquois Ridge Community Centre north of Upper Middle Road has a pool, a gym and a library branch, and Oakville Place mall sits across the highway to the south beside the GO station. Grocery runs go to the plazas at Trafalgar and Upper Middle or to Oakville Place, with the Uptown Core at Trafalgar and Dundas carrying the bigger box stores. Downtown Oakville's restaurants on Lakeshore Road are a ten-minute drive. Oakville Trafalgar Memorial Hospital, up at Third Line and Dundas, is a twenty-minute drive west, and family doctors and dentists cluster along Trafalgar Road. Highway noise is audible on the southernmost streets.

Falgarwood fits families who want a mature lot, a proven school zone and a train commute without paying for a lakeshore address, and it fits renovators who would rather buy a solid 1970s house on a wide lot than a new build on a narrow one. Investors also look here because of Sheridan College across the road. Buyers wanting a turnkey modern house will be frustrated here without a project, since most originals still need work, or anyone bothered by construction on neighbouring lots. Buyers seeking a townhouse or a condo will find almost none within the boundaries and should look at Wedgewood Creek or the Uptown Core instead.
